The blower-door test read 3,800 CFM50 on arrival - not catastrophic, but the homeowner’s summer electric bills were running $340+ and the upstairs bedrooms in this late-1990s build never cooled below 78 degrees. We pulled back the existing fiberglass, sealed top plates and can-light penetrations with fire-rated caulk and rigid foam, then blew GreenFiber cellulose to R-49 across the entire attic floor. Final blower-door: 2,100 CFM50. The documented photo record shows the sealed envelope before the insulation went in, and the even, complete coverage after. Written price before work started: $3,200-$3,800 for this footprint.
Spray Foam Insulation, Chisholm Valley Ranch
This was a 2018 build with a conditioned attic that the builder had insulated with R-30 batts laid flat against the roof deck - wrong application, wrong product. By year three the batts were sagging, creating a 12-degree temperature delta between the attic mechanical room and the living space below. We removed the failed batts, cleaned the deck, and applied 5.5 inches of open-cell Icynene spray foam for a continuous R-20 thermal boundary with full adhesion. No more sagging, no more hot spots, and the HVAC equipment in that attic now operates in a stable environment. The before-and-after blower-door numbers dropped from 2,900 to 1,600 CFM50. Job ran $4,500-$5,200 for the attic volume.
Crawl Space Encapsulation & Vapor Barrier, Behrens Ranch
Red clay soil, high water table after spring rains, and a vented crawl space built in 2005 - the classic Round Rock combination that produces 70%+ relative humidity under the floor joists. The fiberglass between joists was black with mold where it touched the subfloor. We removed the contaminated insulation, remediated the joist surfaces, sealed all vents, laid a 20-mil reinforced polyethylene vapor barrier across the entire dirt floor (lapped and sealed at seams, run up walls and piers), and installed a dehumidifier set to 55% RH. The photo record shows the standing water in the before shots and the sealed, dry assembly after. Cost for this footprint: $3,800-$4,600.
Radiant Barrier Installation + Attic Cleaning, Round Rock West
Raccoon entry through a gable vent, six months of occupation, and the homeowner could smell it from the hallway below. We photographed the damage for the insurance documentation, removed all contaminated insulation and debris, sanitized the deck and joists, repaired the gable vent with 1/4-inch hardware cloth, air-sealed the attic floor, and installed a perforated radiant barrier across the roof deck rafters to drop attic surface temperatures by 20-30 degrees in July. The attic went from a 140-degree, feces-contaminated void to a clean, sealed, reflective space. This combination job ran $2,800-$3,400.
Insulation Removal & Replacement, Teravista
A water heater leak in the attic went undetected for weeks, saturating a large section of the existing blown-in cellulose. The homeowner noticed the smell first, then the ceiling stain. We extracted the wet material with a commercial vacuum system, inspected the deck for rot (found none, documented with photos), ran fans for 48 hours to dry the assembly, then re-sealed the attic floor and blew new R-49 cellulose to match the undamaged areas. The written scope specified exactly which sections were removed and replaced, with photos of the dry deck before the new material went in. Partial removal and replacement: $1,800-$2,400.
Wall Insulation Retrofit, Old Town Round Rock
1962 pier-and-beam with uninsulated 2×4 walls - the homeowner’s winter gas bills were pushing $280 and the interior walls were cold to the touch. We drilled 2-inch holes at stud-bay spacing from the exterior (siding was repaired and painted after), dense-packed each cavity with Rockwool mineral wool to a settled density of 3.5 pounds per cubic foot, and sealed each fill tube point with plug and caulk. The blower-door reading dropped from 4,500 to 3,200 CFM50, and the interior surface temperature of those walls rose 8 degrees on a 35-degree January day. Retrofit pricing for this square footage: $2,400-$2,900.
